Equity One is a fully integrated real estate investment trust specializing in the acquisition, asset management, development and redevelopment of quality neighborhood and community shopping centers located in strategic metropolitan areas across the United States. Our core operating strategy is to maximize our return on equity by maintaining high occupancy levels, attracting and retaining a strong base of tenants and enhancing the value of our core assets. The majority of our shopping centers are anchored by leading supermarkets, pharmacies and large retail stores. We seek to create and maintain a diverse tenant mix in order to limit our exposure to any one tenant or retail segment. In addition, the majority of our tenants are considered “necessity based” retailers ensuring that our tenants thrive in any economic environment.
Many of our properties are located in some of the most densely populated and highest growth areas of the country, including the metropolitan areas around Miami, Fort Lauderdale, West Palm Beach, Jacksonville, Orlando, Atlanta, Georgia, Boston and New York. Our shopping centers have strong trade area demographics helping our tenants to generate higher sales, which has enabled us to maintain high occupancy rates. We concentrate our growth in supply constrained coastal metropolitan markets where we believe barriers to entry are high and that offer fundamentally strong rental growth opportunities.
Our principal business objective has always been and will continue to be to maximize long-term stockholder value by generating sustainable cash flow growth and increasing the long-term value of our real estate assets. |
